Salford landlord taken to court

The landlord of a Manchester property has been prosecuted after he chose to evict a tenant rather than make much-needed improvements to the house.
BH One, which is based at Salford University Business Park, was taken to court by Salford City Council, after the company breached an improvement notice under the Housing Act 2004.
Earlier this year, the council had ordered the landlord of 13 Valencia Road in Kersal to take action against damp and mould growth and to fit loft insulation.
The landlord decided to evict the tenant instead and then proceeded to do nothing about the problems that the council had highlighted.
BH One was found guilty of breaching the Housing Act notice and has been fined £1,000 plus costs.
John Wooderson, assistant director of housing, said: "This should serve as a warning to landlords in Salford that we will use all the powers available to us to take appropriate action against those who fail in their responsibilities to their tenants."
The council has advised prospective tenants to check out its landlord accreditation service, which has 500 property investors with 2,500 properties on its books.
